Needs List
Throughout your escrow transaction you will be asked for certain documents needed by the lender to complete the mortgage loan process. We feel it better to inform you ahead of time, therefore we have added this list of items needed to complete your home loan financing. This is a generic list, we may or may not ask for additional documents.
Federal tax returns (1040’s) for the last two years, if:
you are self employed or earn more than 25% of your income from commissions or bonuses, own rental property, or if you are in a career where you are likely to take non-reimbursed business expenses
Year-to-Date profit and Loss Statement (for self employed)
Corporate or Partnership tax returns (if applicable)
Pension Award letter (for retired individuals)
Social Security Award letters (for those on Social Security)
Most recent 30 day pay stubs
Credit Report
Name, address, and all income earned from all employers for the past two years
List of employers for the past two years
List of assets include type of account, account numbers, and balances
Homeowners Insurance Information (if refinance)
2 years current consecutive W-2’s
2 months current consecutive bank statements, all pages, all accounts
Mortgage coupon for all mortgages (if refinance)
Copy of Drivers License or photo ID, and Social Security Card
Landlords name, address, and phone number
Copy of Bankruptcy papers (if applicable)
Copy of Divorce papers (if applicable)
Copy of DD-214 (if in military or were previously in the military
Copy of rental agreements (if additional properties owned)
Document receipt of Child Support (i.e. child support order, cancelled checks, proof deposited into bank account if applicable)
Gift Letter & Paper Trail (if down payment provided as a gift)
